Exterior insulation and finishing system (EIFS) is a construction product.  It is a “non-load bearing building cladding system that provides exterior walls with an insulated, water-resistant, finished surface in an integrated composite material system.”  A component of EIFS is expanded polystyrene (EPS), which is secured with an adhesive to the substrate.

Similar to stucco in appearance, since the 1970s oil embargo, EIFS have been used almost exclusively on commercial buildings because of its aesthetic appeal and because of its supreme insulation qualities due to the EPS.  According to Oak Ridge National Laboratory and the Department of Energy, EIFS “are the best performing cladding in relation to thermal and moisture control when compared to brick, stucco, and cementitious fiberboard siding.” EIFS are also in compliance with US building codes which currently emphasize energy conservation. Today, EIFS products reduce energy expenses and environmental impacts over the lifespan of buildings.  They also improve Indoor Air Quality (IAQ).  In addition, EIFS are easily customized, coming in almost any color or texture, allowing builders to tailor any structure to their specifications.
